High-quality cropland in Lincoln County, S.D., sells for $8,150 per acre at an auction.

Land prices may be off their peak, but prime cropland in southeast South Dakota topped $8,000 per acre at an auction in September. Other East River land auction prices ranged from $6,000 to $7,000 per acre. In the North Dakota Badlands, a ranch adjacent to the North Unit of the Theodore Roosevelt National Park sold for an average of $1,670 per acre, although one parcel with a house and barn on it sold for $4,700 per acre.

Lincoln County, SD, land sells for $8,150 per acre
A 160-acre, “very productive” farm in Lincoln County, S.D., sold for $8,150 per acre at a recent auction. The property had a productivity index of 82.6. “This land is virtually all tillable except for the road right-of-ways,” the sale bill said. ND Badlands ranch brings $1,670-per-acre average
A 2,000-acre ranch in the North Dakota Badlands sold for an average of $1,670 per acre, with prices of the seven parcels ranging from $825 per acre for grassland to $4,700 per acre for a tract that included the family’s house and barn. The ranch was adjacent to the North Unit of Theodore Roosevelt National Park. 80 acres sells for $7,000 per acre
About 80 acres in Kingsbury County, S.D., sold for $7,000 per acre. It consisted of 73 acres of cropland, with the balance in a small, low-land area in the northwest corner and remnants of a former farmstead in the northeast corner of the tract. If the trees were removed from the old farmstead, an additional 3 acres could be cropped. According to Kingsbury County assessor data, the overall soil rating was 0.770. Lake County, SD, brings $7,850 per acre
Two farms in Lake County, S.D., totaling 288 acres sold for about $7,850 per acre. “Each has been meticulously farmed and has drain tile installed throughout,” the sale bill said. “These farms will be under a lease for the 2017 crop year, although the sellers have agreed to a $105-per-acre rental enhancement to the purchaser(s), with the buyer(s) to assume the existing cash rental lease on the cropland acres at approximately $210 per acre for the 2017 crop year.” — Auction managed and conducted by Sutton Auctioneer and Land Broker, Sioux Falls, S.D. 40 acres near Sioux Falls sells for $5,000
Forty acres of grass in Minnehaha County, S.D., sold for $5,000. Deuel County, SD, land sells for $3,800 per acre
A 338-acre farm in Deuel County, S.D., sold for $3,800 per acre. It was primarily made up of “strong Vienna-Barnes, Kranzburg-Brookings and Hamerly-Badger soils,” the sale bill said. It had a Surety AgriData productivity index of 70.8, “good eye appeal and lays level with very gentle slope,” the sale bill said. Spink County, SD, land sells for $6,142 per acre
A prime row-crop farm in Spink County, S.D., sold for $6,142 per acre at an auction in September.
