Approximately 2,717 acres of quality farmland, along with a ranch home, machine shed and other property in Southwest Kansas will be offered at auction this Friday, Nov. 9, with Schrader Real Estate & Auction Company managing the sale in cooperation with the Lund Company.
Seven of the eight tracts -- containing all but 158 acres of the land -- are located along the U.S. 56 corridor, north and south of the Brollier Airport in Stevens County. The balance of the land is located in a single tract in Grant County.
"We'll be selling the farmland in tracts ranging from 156 acres to 790 acres, with approximately 96 percent of the land tillable and 76 percent of it under pivots. The land has excellent soils and water. Given that we're just coming off droughty conditions in most of the country, this is especially important to many people. In addition, we'll offer a 12-acre tract with a 2,320-square-foot brick ranch home, 3,058-square-foot heated shop, machine shed, metal office building and cattle pens with load-out," said R.D. Schrader, president of the auction company.
Schrader said he expects to see interest from institutional investors as well as farm and ranch operators and individual investors. "When you look at the total size of this property, as well as the quality of the land and water, these are all characteristics that investors are looking for. But it's important to remember that farmers are still buying most of the farmland offered at auction, so it's impossible to predict," he said.
